Archbishop Carroll Manor

Miami, Florida  |  246 Senior Housing Units

Challenge

The property required significant accessibility and structural improvements to support the owner's long-term mission and portfolio growth.

Solution

GDG secured a Mark-Up-to-Market rent increase and guided the refinancing process using a $37 million FHA 223(f) loan.

Impact

The property was completely rehabilitated, and the owner received a significant cash out which they will use to stabalise other properties in their portfolio.

Martha's Vineyard Elder Housing

Martha's Vineyard, Massachusetts  |  120 Units Across 10 Properties

Challenge

Ten separate HUD PRAC properties were operating independently, creating administrative complexity and limiting opportunities for long-term investment and operational efficiency.

Solution

GDG is guiding a RAD for PRAC conversion and FHA refinancing strategy that combines all ten properties into a single transaction under one 20-year Section 8 contract.

Impact

The team is securing over $13MM in capital funding to complete accessibility upgrades and to facilitate the combining and conversion of the ten properties into one financial asset.

Norfolk, Virginia  |  126 Affordable Housing Units

Challenge

Two aging HUD 202/8 properties required significant investment to modernize facilities and address long-term maintenance needs.

Solution

GDG secured substantial Section 8 rent increases and guided a two-step refinancing process to pre-pay the HUD 202 Loan, and to refinancing with an FHA 221(d)(4) loan to fund a comprehensive renovation.

Impact

The project funded major property upgrades, improved resident living conditions, and generated resources for additional community improvements.

Atlanta, Georgia |  260 Affordable Housing Units

Challenge

Two neighbouring affordable housing properties operated under different HUD programs, limiting financing opportunities and operational efficiency.

Solution

GDG combined a Section 8 Mark-Up-to-Market strategy with a RAD for PRAC conversion and a $24 million FHA 221(d)(4) refinancing transaction.

Impact

The refinancing funded major property improvements, streamlined operations, and increased resources available for resident services.
